New Visitor Research for White Cliffs Country

It has been over five years since we carried out visitor surveys across Dover, Deal and Sandwich to understand profile motivations and characteristics of visitors to White Cliffs Country.

Much has happened in the intervening years since we carried out the last visitor surveys. The eyes of the world have been focused on Dover following the UK’s departure from the EU. There is also regular media coverage of the migration crisis and following the pandemic and the current cost of living crisis, it’s important that we understand what our visitors need during their time in the district.

Working with Visit Kent and Destination Research once again, we commissioned face to face surveys and for the first time, a Dover District Online Visitor Survey for 2023. The online panel survey element of the project was delivered to further substantiate the results from the face-to-face interviews. Not only did it capture the views of current visitors from various locations of interest, but it also delved into the opinions, associations and barriers of non-visitors and lapsed visitors to White Cliffs Country, with the aim of informing the destination’s future activity, informing product development and future marketing strategies.

The aim of this research project was to provide us with a wealth of insights into who the Dover, Deal and Sandwich visitors are, their experiences, perceptions and interaction with the destinations

Short term lets update

Following last year’s Government consultation, the DLUHC have just released confirmation of their intent to progress the findings of their own consultation on the “Introduction of a use class for short term lets and associated permitted development rights” and a parallel DCMS consultation on “A registration scheme for short-term lets in England”.

It has been made public that there will be a register and registration requirement for short term holiday lets in England (not B&B, guest houses, hostels or hotels).  Planning permission "will be required for all future short term let", there will be no need for retrospective applications for existing lets or for the use of the main or sole property let for less than 90 days.  In due course a new form of use class order for short term lets will be created (legislation required?). All existing short terms lets will be automatically reclassified, with automatic permitted right to change between residential and short term let, unless the local authority choose to opt out of the provision, i.e. the planning requirement will effectively be an adoptive provision where the local authority feel it is warranted.
